There are numerous incentives and grants designed to encourage renovation work in France. Certainly, the issue of housing and all its underlying issues (poor housing, expensive energy consumption, non-compliant housing) has received renewed attention from public authorities. (See the Climate Bill, under the heading “Housing”).
With this in mind, several forms of assistance have emerged. These allow you to share the cost of your work with the state, to your distinct advantage. In the short term, carrying out work (DPE: insulation, VMC, etc.) will allow you to both live in a healthier home and pay your bills at a reduced price.
In the long term, the work will undoubtedly increase the value of your property, even though you will not have been the only one investing to grow your assets. Better still, you can always claim tax relief for your work at the same time!
In this article, we will present to you the range of assistance available for renovations.

What you need to know about aid for renovations, depending on whether it is public or private
There are two types of aid in France:
- Public aid : This is subject to means-tested conditions. In doing so, its objective is to enable low-income households to afford the possibility of living in healthy housing.
- Private assistance : this is open to everyone regardless of income.
In the current political climate and the growing awareness that housing and ecology must be reconciled, public authorities have also requested that your work be carried out by so-called “RGE” (Recognized Environmental Guarantors) tradespeople who will be able to improve the performance of your homes. At Réno, we work with RGE tradespeople to guarantee you quality work.
The various aids for renovation in France
(non-exhaustive list)
I have Prime Rénov
My Prime Rénov is a bonus intended for all owners and co-owners. It has been in existence since January 11, 2021. This aid is managed by the ANAH (National Housing Agency). It covers energy renovation work. It replaced the CTE (Cultural Energy Savings Plan) and helps combat thermal sieves. The cost of the bonus you can receive depends primarily on the type of renovation project you wish to undertake.
It’s important to know the cost of materials to easily establish a budget for the work. Note that consulting an architect is mandatory to obtain this assistance.
The energy check
The energy check is intended to provide financial relief to the most modest households in relation to the expenses incurred for renovation work. It is proposed that, for example, the following be paid: the energy costs of the home, the thermal renovation, etc.
Optimizing insulation is one of the most effective solutions for retaining heat and thus consuming less energy. However, heating problems are common in older buildings, making it essential to address them first. Thermal issues are often related to insulation, and this check can be used to address heat-related issues. For any improvements to your heating systems, it’s essential to contact an RGE (Regional Energy Management) professional.
The energy bonus
The energy bonus is included in the Energy Savings Certificates (ESC) system. It primarily concerns improvement or modification work related to energy consumption. This subsidy will significantly reduce the amount payable on your renovation quote.
Its mode of operation is simple. This aid essentially obliges energy suppliers to reduce their customers’ consumption. Its amount is calculated based on the beneficiaries’ taxable income. Obtaining this bonus depends on the type of development to be carried out and its cost. It is granted in the form of a bank check. Installing a reversible air conditioner, for example, is a recommended long-term investment, as it consumes less energy.
Public assistance for the installation of solar panels
Energy renovations aren’t just about upgrading old electrical equipment. More and more people are now installing solar panels on their buildings to reduce energy costs. It’s also an eco-responsible approach, committed to preserving the environment.
Because this installation is very expensive, it is partly covered by the government through public aid. If your solar panel produces more than you consume, it is possible to sell this excess energy to a supplier. This will allow you to benefit from environmentally friendly renewable energy in addition to enjoying another source of income.
The advantages of solar panels are numerous, both electrically and environmentally. Heating costs, such as air conditioning or water heaters, can be easily covered by the additional income generated.
Having the installation done by a professional is more expensive, but it will reduce your bill by 25% once completed. This will give you peace of mind regarding your electricity consumption.

ANAH’s “Residence” offers
The National Housing Agency aims to improve the condition of all private buildings and homes in France. It is a public institution that provides grants, under certain conditions, to those wishing to undertake renovation work. It offers several options whose objectives are based on active participation in improving the quality of buildings throughout the country.
Thus, “Habiter mieux sérénité” is an offer that will allow low-income and very low-income households to save money. More specifically, it covers the cost of energy and thermal renovation work, such as improving attic insulation, heating, or gas boilers. It also includes the installation of a reversible air conditioner. This offer is intended for homes or buildings over 15 years old.
“Habiter serein” is another ANAH program. It covers the renovation of particularly dilapidated properties. The offer includes coverage for structural work at a rate of 50% of the project estimate. The latter must not exceed €25,000. The installation of solar or gas panels, as well as bathroom improvements, can be carried out under this program. However, certain projects are not covered, such as decorating, adding an air conditioner, or an extension.
“Habiter sain” (Healthy Living) is about securing your home or apartment. This offer is dedicated to electrical, plumbing, heating, and boiler renovations. It was primarily implemented to prevent the risk of lead poisoning. It covers up to 50% of the cost of renovation work, with a maximum of €10,000. If you want to renovate your roof, you can benefit from this offer by meeting the eligibility requirements with the help of an RGE guide. This program is intended for low-income and very low-income households.
Grants offered by the local authority
Financial aid is available from the local authority for any construction, development, or renovation project involving eco-friendly projects. Each region has its own unique system. To find out which construction or development projects are eligible for these grants, you can contact your local town hall directly. Experts will be able to advise you on the eco-friendly projects you need to undertake to qualify for this aid.
The different loans
For the renovation or rehabilitation of your house or accommodation, you can opt for a special loan.
Zero-interest eco-loan
The zero-interest eco-loan is a loan available without any means test. This offer will have an impact on the homeowner’s future prospects. It can be taken out with a bank that has signed a contract with the government and does not charge any interest on repayment. This loan must be repaid within a maximum of 15 years and is intended for those planning renovation work. It offers coverage of up to €15,000 for a single-action project and €30,000 for an energy performance project.
Conventional loan
The conventional loan is initially intended for people who wish to buy a house or have one built. However, it can also be used to finance renovation work under certain conditions. The work must include an extension or improvement of the general conditions of your home. In the case of an apartment or a house, the renovation work must aim to improve energy performance. In other words, carrying out the work indoors must have a positive impact on reducing the household’s overall energy consumption.
Professionals adapted to aids
To benefit from various grants, you must contact RGE professionals. They have representatives for each trade. Checking water drainage, installing a quality boiler or air conditioner, and other essential actions are essential. An architect is necessary to advise you on the price of materials. They can also help you manage your budget based on the project. This is also the safest option for quality work. Choosing the right professional and company to handle the project is important for reducing the total bill.
For interior renovations, a quote from an RGE professional is required. Whether for water infiltration or roof insulation issues, the layout or construction must be reviewed by this expert. Their services are a recommended alternative.
